Palmerston North and Manawatū Property Market Report, August 2026

July’s official figures show a Palmerston North market with steady prices and stronger annual sales activity. REINZ recorded 121 city sales, up 19.8% from July 2025, while the $615,000 median sale price was unchanged year-on-year.

Palmerston North property market

The latest REINZ New Zealand Property Report records the following Palmerston North City results:

The annual sales increase is the figure that stands out. It shows more homes changed hands than in July last year, even though the median price was exactly unchanged. That is a useful reminder that activity and price do not always move in the same direction.

One month’s median also reflects the mix of homes sold. It does not mean every Palmerston North property changed value by 1.6% during July.

Where July sales occurred

The supplied local market summary breaks the 121 Palmerston North sales into these price bands:

That means 66% of the locally reported sales were at $700,000 or below. The same summary records five residential section sales and five Ashhurst house sales, with the Ashhurst transactions included in the Palmerston North total.

Time to sell and available listings

The supplied local summary records a Palmerston North median selling period of 39 days and approximately 350 to 360 residential listings. It also estimates listing supply has fallen by around 20% since April.

Those local estimates are not territorial-authority measures published in the REINZ page 28 table, so they should be read as additional local context rather than as official REINZ city-series figures.

The practical pattern remains familiar: newly listed properties tend to receive their strongest attention in the first couple of weeks, while buyers have little reason to rush into homes that do not appear competitive on price or presentation.

The wider Manawatū-Whanganui picture

REINZ recorded a $540,000 regional median in July, up 1.9% from June and 0.9% from July 2025. The region recorded 315 sales, up 0.3% month-on-month and 2.9% year-on-year.

REINZ described regional conditions as bordering on a buyers’ market. Owner-occupiers were the most active buyer group, properties priced in line with the market continued to sell, and new-to-market listings attracted the strongest early attention.

Feilding, Levin and the surrounding townships

The supplied local summary records 30 Feilding sales, up from 24 in June but below 40 in July 2025. Its Feilding median was $560,000, median selling period 39 days and available stock approximately 150 to 160 homes.

REINZ’s wider Manawatū District measure, which includes areas beyond Feilding township, recorded 37 sales at a $587,000 median. The two datasets describe different geographic areas and should not be treated as interchangeable.

The local summary also records 33 Levin sales at a $525,000 median, five Foxton sales averaging $441,000 and three Foxton Beach sales averaging $555,000. Small monthly samples can move sharply depending on the particular properties sold, so township averages are not a valuation guide for an individual home.

What is happening nationally?

REINZ recorded a national median sale price of $760,000 in July, down 0.7% from July 2025. The national sales count was 6,090, down 10.0% year-on-year, and the national median time to sell was 50 days.

Against that quieter national result, Palmerston North’s 19.8% annual increase in sales activity is notable. It reinforces why national headlines need to be checked against local evidence.

Interest rates, inflation and values

The Reserve Bank increased the Official Cash Rate to 2.50% on 8 July 2026. Its July bank-rate series shows the average advertised standard floating mortgage rate at 6.32%, compared with 6.15% in June. Actual special rates and individual borrower offers vary; Interest.co.nz’s current mortgage table is a useful live comparison.

Stats NZ reported annual CPI inflation of 4.1% in the June quarter, up from 3.1% in March. Petrol, electricity and local authority rates were among the contributors to household cost pressure.

The QV House Price Index reported a national average value of $898,799 for July, with values down 1.5% over the preceding three months. QV measures estimated value movement, while REINZ medians reflect the homes that actually sold, so the two measures answer different questions.

From the coal face

Buyers remain active, but they are considered rather than hurried. Open-home attendance can be uneven, and the strongest response is generally concentrated around well-positioned new listings.

For sellers, the message is straightforward: the market is moving, but price and launch strategy matter. The homes achieving results are generally the ones where owners respond to current buyer evidence rather than waiting for the market to validate an older expectation.

For buyers, there is room to compare options and complete proper due diligence. Good properties can still attract competition, so being organised with finance, legal advice, insurance and building checks remains important.
