More choice for buyers, but well-positioned homes are still moving. That is the clearest message from the August 2026 figures across Palmerston North and the wider Manawatū.
Nationally: stable prices, slower sales
REINZ data for August reinforces a picture of relative stability in national prices, even as sales activity slowed and regional results continued to vary. The national median sale price was $750,000, down 1.3% year-on-year, while sales were 13.0% lower than in August 2025. The national median time to sell was 51 days.

What the latest OCR change means
Since these August figures were recorded, the Reserve Bank increased the Official Cash Rate by 0.25 percentage points to 2.75% on 2 September 2026. That change may flow through to mortgage rates and borrowing decisions, although individual lenders set their own rates and the effect is not always immediate.

From the coal face locally
Locally, buyers have choice and are generally not feeling pressured to make quick decisions. Open-home attendance can be a little spasmodic, although newly listed homes usually attract their best interest in the first couple of weeks.
The properties achieving results are generally the ones where owners are prepared to meet the market. Presentation, pricing and a strong launch matter, because buyers can compare options, take their time and negotiate.
Palmerston North
REINZ recorded 105 Palmerston North City sales in August, down from 121 in July but up from 91 in August last year. The median sale price eased to $605,000 from $615,000 in July, while the median time to sell increased to 47 days.
| Measure | August 2026 | Context |
|---|---|---|
| Residential sales | 105 | 121 in July; 91 in August 2025 |
| Median sale price | $605,000 | $615,000 in July |
| Median days to sell | 47 days | Buyers continue to have time and choice |
| Median Rateable Value | $600,000 | Median list price was $599,000 |
The detailed August export, filtered specifically to Palmerston North residential categories, identified 110 sales at a $600,809 median. That filter is broader than the official REINZ city headline series, so we use the official 105 sales and $605,000 median above for consistency.
Where Palmerston North sales occurred
| Sale price | Sales | Share |
|---|---|---|
| $500,000 and under | 25 | 24% |
| $501,000 to $700,000 | 53 | 50% |
| $701,000 to $999,999 | 22 | 21% |
| $1 million and above | 5 | 5% |
Three quarters of August sales were at $700,000 or below. Available stock is currently estimated at approximately 390 to 400 properties, which helps explain why buyers can be selective.
Feilding
The official REINZ Feilding series recorded 32 sales, a $580,000 median and 47 median days to sell. Approximately 145 to 155 properties are currently available.
Our detailed export identified 38 Feilding township sales at a $582,500 median, 49 median days to sell and a $615,000 median RV. The difference reflects the datasets and filters used, so the official figures remain our headline measure.
Levin
Our detailed August analysis identified 41 Levin sales at a $520,000 median sale price. The standout difference was the 136.5-day median selling period, more than double Palmerston North and Feilding. The median RV was $515,000, with approximately 230 to 240 properties currently available.
That longer selling time reinforces the importance of interpreting price alongside market speed and competing stock.
Ashhurst, sections and the wider region
Ashhurst recorded three sales in the detailed export, with a $495,000 median and 41 median days to sell. With such a small sample, those figures should be treated as a snapshot rather than a valuation guide.
Four Palmerston North residential sections sold at a $316,739 median, compared with a $330,000 median RV, and took a median 122 days to sell. Across the full Manawatū-Whanganui export there were 381 sales, a $529,000 median sale price and 62 median days to sell.
The REINZ regional commentary described conditions as favouring buyers. Its official regional measure reported 56 days to sell, compared with the 10-year August average of 39 days.
What does this mean for sellers?
The market is moving, but buyers are selective. The first weeks of a campaign matter, and homes that are well presented and positioned correctly on price are the ones most likely to convert early interest into offers.
If a property is sitting without meaningful enquiry, the answer is usually in the buyer feedback, the competing listings or the price. Responding to that evidence early is often more effective than waiting for the market to change.
What does this mean for buyers?
There is room to compare options and complete proper due diligence. Good properties can still attract competition, so having finance, legal advice, insurance and building checks organised remains important.
Thinking about selling this spring?
Market statistics provide useful context, but they cannot tell you what an individual property is worth. That requires recent comparable sales, current competing listings and an honest assessment of the home’s condition, presentation and buyer appeal.
