June remained a difficult and unpredictable market. Concern around global markets, job security, household costs and the approaching general election continued to affect confidence, and for many households, discretionary income remains tight.

The properties selling most successfully are generally those where vendors recognise current conditions and are prepared to meet the market. New listings can still attract good attendance during their first few open homes, but that interest doesn’t always translate immediately into offers. There’s little evidence of widespread fear of missing out. Most buyers don’t feel they need to purchase the first suitable property they see. That doesn’t mean buyers are inactive; it means they’re more selective. A property that’s well presented, properly promoted and realistically priced can still generate strong competition.

Active, but buyers are setting the pace

The Palmerston North market is best described as active but cautious. Sales volumes remain respectable and June’s median price was stronger than both May and June last year. That said, the number of available properties, higher living costs and interest rate uncertainty mean buyers retain meaningful negotiating power.

We’re not seeing a shortage of buyers. We’re seeing a shortage of urgency. Properties offering obvious value can still sell well; properties that open above what buyers are prepared to pay generally take longer and may need a later price adjustment.
