October 2026 update · September 2026 sales data · Checked 15 October 2026

More homes changed hands in Palmerston North during September. With the election approaching and Christmas getting closer, this is a good time to put a clear plan around your next move.

Palmerston North: sales increased in September

REINZ recorded 128 residential sales in Palmerston North City, up 21.9% from 105 in August and 3.2% from the revised 124 recorded in September last year. The median sale price was $615,000, up 1.7% month on month and 3.4% year on year.

The September local market summary from Andy Stewart at Professionals Palmerston North reports a 42-day median selling time, compared with 47 days in August. That is useful planning context, but it is not a promise of how quickly an individual property will sell.

What the median can—and cannot—tell you

A median is the middle sale price. It changes with the mix of homes sold, so a higher median does not mean every home has increased in value. Price range, bedroom count, property type, condition and location all matter when choosing comparable sales.

For sellers, the practical question is where your home sits against genuinely comparable properties and the homes buyers can choose from today. A popular price bracket does not automatically mean a quicker sale, and a cheaper property does not tell us whether its purchaser was a first-home buyer or investor.

We have reviewed individual local sales as well as the headline figures. We use that detail to inform property-specific conversations; this public update keeps to the released figures rather than treating an incomplete breakdown as the whole market.

The wider local picture

Interest rates, household costs and confidence

The Official Cash Rate is 2.75%, following the Reserve Bank’s 2 September increase. Its next decision is scheduled for 28 October. The Reserve Bank reports annual inflation of 4.1% in the June quarter and identifies higher fuel costs and difficult employment conditions as pressures on households. Read the Reserve Bank’s latest explanation and timetable.

For buyers, borrowing capacity and repayments matter more than a headline rate. Mortgage offers vary by lender, loan and borrower. Allow for rates, insurance, maintenance and commuting costs, and refresh finance approval before committing to a purchase.

Employment confidence, migration, the number of competing listings, new construction and infrastructure also influence housing over time. National changes do not translate directly into demand for a particular street. We assess the local competition and recent comparable sales when setting a campaign strategy.

The election: proposals are not price forecasts

The general election is on 7 November 2026, with official results scheduled for 27 November. Electoral Commission timetable.

Housing proposals can affect expectations about deposits, investment returns, rental conditions and future supply. Two examples illustrate why the detail matters:

  • National proposes widening access to the First Home Loan scheme’s 5% deposits by lifting the income cap to $300,000 for all applicants. If implemented, this could help some buyers with their deposit hurdle; lender approval and repayment affordability would still matter. Read National’s proposal.
  • Labour proposes a 28% capital gains tax on residential investment and commercial property gains accruing after 1 July 2027, payable on sale. Its stated exemptions include the family home and farms. If implemented, it could affect investors’ expected after-tax returns. Read Labour’s proposal.

These are selected examples, not a complete party comparison or changes already in force. Final policy, coalition agreements, legislation and commencement dates matter. The election result does not guarantee a rise or fall in local prices. Get advice specific to your circumstances before making tax or finance decisions.

The Christmas selling window is getting shorter

A well-planned pre-Christmas launch can still suit a home that is ready. Allow time for preparation, photography, marketing, viewings, negotiations and any conditions, then discuss settlement timing separately with your advisers.

To illustrate the calendar pressure, 42 days from 15 October takes us to 26 November. The same interval from election day takes us to 19 December. Neither date is a forecast for your property; preparation and any additional settlement time still need to fit around it.

There is no single last listing date that works for every home. We can work backwards from your preferred timing and agree a realistic campaign, including whether a sale this year with settlement next year could suit.

Preparing now for an early-2027 launch

We already have a number of clients preparing to go live at the start of next year. We are working alongside them now on maintenance, presentation, paperwork and marketing to give their homes the best opportunity to achieve a strong price.

Starting early gives us time to decide what is worth doing, book the right people and avoid unnecessary spending. We will refresh comparable sales and competing listings close to launch so the strategy reflects the market you are entering.
